The truth is people don’t like having to meet in person anymore for transactions that can easily be done over the Internet (whether this is bad or good is a different subject). People don’t even want to have to use the telephone to make payments.

Online payments is not only good for your tenants, but for landlords as well. Payments made online mean that cash hits your bank account quicker because it doesn’t require you to take the checks or cash to the bank for deposit. This can mean better cash flow which can be helpful for landlords that are making payments themselves.

Another useful feature of online property software is its ability to accept repairs and maintenance requests online. Instead of having angry customers whine to you about how their dishwasher is always broken, they can simply log on and fill out a request. You’ll still need a property manager to handle all of these requests, but less people will have to interact with your manager on a day-to-day basis. And let’s be honest, it is tough to find a decent property manager these days.

One additional advantage of online software over traditional software is that it is generally more up to date. Tenants can update their information over the Internet; key information like telephone numbers and move-out dates. Instead of having to enter in a different move-out date for the Wilsons every three months, you can just have them do it for you.

With traditional property software you can get the job done, but online software may make your life as a manager or landlord just a bit easier. Allow tenants to do the work for you by having them pay, make repairs requests, and update information all over the Internet.
